Jason Duval lives in a stilt house over the water in the Leonida Keys, and he does not pay for it. Brian Heder’s official bio says Jason lives rent-free in one of Brian’s properties as long as he helps with local shakedowns and stops by for Lori’s sangria once in a while. The house is Jason’s base at the start of the game.
What official material shows
- Trailer 2 (May 6, 2025). Jason patches the roof of the house as Brian pulls up.
- An Extended Look (August 27, 2026). Jason plays pickup basketball at a hoop under the house. When he turns to shoot a three-pointer, his cap reads Brian’s Boat Works & Marina (Postmode).
- Ultimate Edition art. Rockstar’s image shows the house with Jason’s Vapid Ganado, a Dinka Enduro and a Crest Kayak parked outside.
The house has two floors raised on stilts over the water, like many real Keys homes built to sit above storm surge. Neither Rockstar nor the community wikis we checked tie it to a specific real house.

Rockstar says the Ultimate Edition items are spread through the story, with new ones unlocking in each chapter, so the Enduro and kayak may not be waiting outside from the first mission. The full list is on the Ultimate Edition items page, and the upgrade guide covers the $20 route from Standard.
What you can do in a safehouse
Press previews describe safehouses as interactive: you can eat food, throw away trash and shave at the bathroom mirror. Hair can be cut shorter at a safehouse, but growing it back takes a barber (reported, Vice summarizing July 2026 previews). The same previews say you cannot buy a safehouse; the story unlocks them. Jason’s first house, not his last
Rob Nelson told Famitsu the story begins in the Leonida Keys and that “Jason’s first house, which appeared in the trailer, is here” (reported). He added that hideouts change as the story moves chapter by chapter, like the camps in Red Dead Redemption 2, with residents who keep daily schedules.
That lines up with the footage. The Extended Look shows Jason and Lucia sharing a different place, an apartment with a working TV and pink bedding. Community wikis say Lucia moves into the stilt house after her release from prison; Rockstar has not said so.
What is still unknown
- Exact location. Community wikis place the house in Key Lento, a name from leaked map material. Rockstar has named no individual key.
- Saving and wardrobe. Whether the house works as a save point and outfit change, as safehouses did in GTA V, has not been shown. The saving guide tracks what is known.
- What happens to it. When Jason moves on, and whether you can come back, is not known.
